May 2025 Maui Market Report

Aloha and welcome back to your monthly Maui real estate update, for May 2025! We’re here to walk you through the latest market stats and share what they mean for buyers, sellers, and anyone keeping an eye on the island’s property trends. As the winter visitor season fades and we ease into the quieter spring months, the shift in Maui’s real estate market is becoming more pronounced. Elevated mortgage rates and an overall cautious tone from buyers continue to hold things in check. Inventory is building, especially in the residential sector, and we’re seeing stronger negotiations across the board. On the condo side, the market held its ground, with a few bright spots depending on location.

Here’s what stood out in May 2025:

Market Activity by Maui Region

As you can see on the map above, total sales were down nearly across the board, no matter what part of the island we analyze. In fact only 2 areas on Maui saw an increase in sales compared to this time period last year: condos in South Maui and single family homes in East Maui. Median sales price changes were a bit more a mixed bag, however. Residential home sales saw increased prices in Upcountry, East and West Maui, while condo prices increased in both West and Central Maui. Let’s take a closer look at couple other key metrics for our two resort areas.

South Maui and West Maui

While total sales and closing price garner the headlines, there’s a couple other pieces of data that we always mention in this report. Median days on market and number of new listings. Properties in these areas are generally sitting for much longer compared to last year. Single-family homes in South Maui and condos in West Maui were on market for about three and a half months, a significant increase year-over-year. The amount of new listings are interesting, not only in the number itself, but also as a ratio compared to total sales. The market in South Maui is much different in this aspect, with this ratio under 2:1 for both residential and condos.

Maui Residential Sales in May 2025

The numbers don’t lie; there’s more inventory on the market, and homes are sitting longer. Days on market for single-family homes climbed to 103, and months of inventory now sits at 7.9. That firmly pushes us into buyer’s market territory. What’s behind the shift? A few things: more listings overall, fewer high-end buyers, and more activity in the lower price points. That’s pulling down the median sales price and increasing negotiation power for buyers.

Enormous ocean views from the great room at 564 Anapuni Loop. This luxurious compound located on the slopes of Ka’anapali is exclusively listed by the Sayles Team for $6,650,000.

How much are sellers giving up? On average, 75% of homes sold below asking, and the average price cut was about $153,000. If you’re planning to sell soon, especially if you’re heading to the Mainland where prices are also softening, it’s important to price right out of the gate—or prepare for a longer ride on the market.

Maui Condo Sales in May 2025

The condo market performed mostly the same compared to last month, with no major movement across most metrics. But zoom in, and you’ll spot one standout: Kihei.

Kihei closed 29 condo sales in May, a 61% jump from May 2024, and was the only region on island to post a year-over-year gain. The volume wasn’t tied to any one building either, but Keonekai Villages saw the most activity, with three closings at a median sales price of $555,000. What’s the takeaway here? While uncertainty continues to hover over parts of the short-term rental market, well-located, affordably priced, long-term use condos are still moving—especially in walkable areas like South Kihei.

Kihei Kai Nani 248 is perfectly positioned in the community, with quick access to both the pool and Kamaole Beach Park II. Exclusively listed by the Sayles Team for $745,000.
