Aloha and welcome back to your monthly Maui real estate update! We’re here to walk you through the latest market stats and share what they mean for buyers, sellers, and anyone keeping an eye on the island’s property trends. Much like last month, overall property sales remained sluggish for March 2025. At the same time, we can analyze the broader situation using other metrics, which actually showed a slight rebound from a perhaps “market bottom.”

Combined sales rose modestly from recent lows following the end of the snowbird season — driven primarily by condos. Overall, buyers continue to have the upper hand for now. Looking at the US market from a broad scope, real estate activity is picking up, especially on the West Coast of the mainland. This is important because the region often serves a an early indicator of things to come for the Hawaii market.
Market Activity by Maui Region

Looking at the map above and it’s one area in particular that stands out, Upcountry Maui. Home to sweeping bi-coastal views, yearlong temperate climates, and some of the largest tracts of land on island. This region overlooking much of the Valley Isle has only seen an increase both in interest and sales activity recently.

Total homes sold increased by 30% compared to March 2024, with the median sales increasing by 20%. With some of the best schools on Maui all in a close proximity, Upcountry has always been a favorite of local ohana, and is again garnering recognition among families moving here from all over the world.
South Maui and West Maui

It was again a mixed bag between Maui’s two main resort regions. While total sales were down across the board (again looking year over year here), the residential sector in both regions provided two noteworthy data points. First, is new single-family home listings in South Maui. Increasing by 43%, to 30 additional homes hitting the MLS, is a significant jump from this time last year. Increased inventory should bode well for the market’s balance between buyers and sellers. Next, is the sales price for residential properties in West Maui. Luxury properties are again making moves with the median closing number raising over 120%, to $4 million.
Maui Residential Sales in March 2025

Much remained unchanged in Maui’s single-family home market in March, as median sales prices were flat compared to the same period last year. Days on market — a key indicator of demand — decreased from the highs of 129 days in November 2024, to 80 days in March 2025. This important metric was led by market areas of Wailuku, Kihei, and (the aforementioned) Upcountry. With interest rates continuing their gradual decline (lowest in 5 months as of publication), serious buyers should be prepared to act quickly if a property comes along that checks all the boxes.

Maui Condo Sales in March 2025

Maui’s condo market appears to be finding its footing, with an increase in sales, a leveling off of days on market, and median prices holding within recent ranges. On average, condos are selling for 96% of their list price, with smaller discounts at the lower end of the price spectrum. Complexes with limited inventory continue to outperform the market at large, while those with higher inventory, such as Kamaole Sands (19 active listings/only 1 pending, at time of writing), Papakea Resort (18 active/3 pending), and Maui Vista (11 active/2 pending), are naturally experiencing longer days on market and lower prices.
