2023 Wailea Ekahi Market Update

Wailea Ekahi, a highly sought-after beachfront haven in South Maui, comprises 296 condos housed within 54 charming two-story buildings. Nestled upon just over 34.5 acres of lush tropical terrain, this oceanfront condominium community graces the southern tip of Keawakapu Beach. A treasure trove of amenities awaits residents, including four spacious pools, two tennis courts, and a beachfront pool pavilion featuring a well-equipped kitchen and multiple barbecue stations.

The pristine shores of Keawakapu Beach are a mere stroll away, making seaside bliss at one of the best beach walks on Maui easily accessible. With a welcoming policy towards short-term vacation rentals and a pet-friendly atmosphere, Wailea Ekahi accommodates various lifestyles. The property boasts a diverse selection of 12 distinctive floor plans. Residences span from cozy 484 square foot studios to spacious 1,575 square foot two bedroom condos, with many having undergone remarkable remodeling and rejuvenation.

Activity in Wailea Ekahi, like much of the island, has slowed in terms of total transactions this year. For reference, since 2018 there have been an average of over 20 units sold (with a high of 27 in 2021; and never lower than 17). However, in 2023, there have only been 7 closings. Perhaps related, there have been no closings in this community since the Lahaina and Upcountry fires in early August.

On the other hand, the average sales price at Wailea Ekahi has only continued to climb. From 2018 to 2021, this number was consistently in the $1.1 million range. In 2022 we saw a significant increase, the average sales price jumped nearly 30% to $1,535,808. Further yet, low inventory this year has perhaps led to an even further increase in average sales price, with the number sitting just above $1.66 million.

Interesting enough, of the seven closings so far this year, no two bedroom units have sold. Closings were as follows: one studio; two 1bd/1ba; four 1bd/2ba. The median days-on-market was 113, with a low of 48 days, and a high of 147. Five of the seven were recently remodeled; five of the seven had an ocean view as well. As of writing, there are four active listings in the community (and again no two bedroom configurations): one 1bd/1ba and three 1bd/2ba. The average listing price of these four is $1,702,000, with a low of $1,549,000, and high of $1,850,000. Average days-on-market is currently 72, with a low of 46 days and high of 104. Three of the four were recently remodeled, and three of the four have ocean views too.

So, just how rare is it for a two bedroom unit at Wailea Ekahi to hit the market? Let’s again take a deeper look at the sales data. Of the 109 closings since the start of 2018, only 23 involved two bedroom residences. That’s just 21 percent. The sales price also reflects this scarcity; these two bedroom condos went for over $500,000 more than their one bedroom and studio counterparts on average!
