Second Masters Kaanapali Condo Sold by the Sayles Team

Masters Kaanapali Market Update 2020

A little over 8 months into 2020, Masters Kaanapali has seen 10 units sold for a running sales volume of $8.1 million. Averaging just close to one unit sold per month is strong sales production for a complex that does not allow for short term rentals and given the current pandemic. Units here have seen an increased turnover rate similar to some of their West Maui counterparts like Honua Kai, Kaanapali Alii, or Montage Kapalua. One unit was sold in an off market transaction, while 40% of the units were sold within 3 months of coming to market.

While units here can sell for more than $1 million, 40% of the units were sold for $650k or less. On the upper end of the market, only one unit sold for more than $1 million, while 40% of the units sold in the $900k range. In terms of price/sqft, buyers should expect to pay $500-$750.

Masters Kaanapali Condos For Sale

With a variety of listings for sale, buyers shouldn’t have a problem picking out a unit they like. However, the market is extremely top heavy with more than 70% of the units being priced above $1 million.
