Listed at the end of May, Palms at Wailea 1906 is a popular property and offers well known contemporary floor plan within the Palms at Wailea complex. The unit itself is a spacious 1 bed and 2 bath corner unit on the second floor within a beautiful garden setting and relatively close to the Pool/Lobby. Not only does the unit offer more than 1000 sqft of interior space, but it also boasts more than 250 sqft of lanai space.

Part of the appeal of these units are the sunken living rooms that create a feeling of a large space with its high ceilings and open floor plans. All of the large glass sliders/fixed panels (7) have been changed out and the new doors are easy to operate and allow for plenty of natural light. Over the last 20 years, the unit has been a private residence and well take care of. Future owners will have the option to rent out their unit as a short term rental.

With 3 sales worth a total running sales volume of just under $2.5 million, the Palms at Wailea has been able to average 1 sale every other month. April has seen the most sales with 2, while February has seen the 1 other sale. Units here take a little longer to sale compared to other Wailea condos for sale. Sales have been concentrated in the $800k range with 66% of the sales, while 1 unit has sold in the $700k range. In terms of price/sqft, buyers should expect to pay around $700-$900.

Palms at Wailea Condos For Sale

In general, 6 units for sale at the Palms of Wailea is a decent amount of inventory; over the years, I have certainly seen more in this complex, but I’ve also seen less. Six is a good amount of inventory and can offer insights into the range of units in the complex. With the exception of 1 unit, all units have been listed in 2019. The $700k price point represents 50% of the market, while the $900k is the next most popular with 33% of the listings.
