Closing a deal on the West Side of Maui is always nice and although a resort area like Wailea, it offers a neat contrast to what South Maui can. Our latest clients selected Masters Unit 3803 as their dream property with pristine access to the Kaanapali Golf Course, heated swimming pools, tennis courts, Kaanapali Beach, shopping, and dining. Recognized as a shining jewel in Kaanapali Hillside, this fully remodeled one-bedroom suite was offered turn-key, and ready for immediate occupancy.
Through the open floor plan are floor to ceiling windows and doors just off of the living room which open up onto a 195 sqft lanai perfect for relaxing and hanging out. By far, the strongest selling point of the unit is the sweeping ocean views and recent upgrades to push the unit over the top.
After some negotiations, we were happy to close for $672,500, more than $50k off original asking price.
Masters Kaanapali Market Update 2019
In 2019, Masters Kaanapali has not seen 8 units sold for a running sales volume of just under $7 million. Averaging just over 1 unit sold per month is strong sales production for a complex that does not allow for short term rentals. Units here do not move as fast as some of their West Maui counterparts like Honua Kai, Kaanapali Alii, or Montage Kapalua, but all 8 units did not spend more than 1 year on the market.
While units here can sell for more than $1 million like 3 units so far in 2018, the spot of the community is under the $700k price point. In fact, the $500k range has seen 25% of all sales in 2018. The fastest unit to sell was the most expensive unit sold, but it is easy see why the buyers were eager to make a quick deal. As for the lowest priced unit sold, it was a lot like the one we sold, but considerably less upgrades.

With a variety of listings for sale, buyers shouldn’t have a problem picking out a unit they like. However, the market is extremely top heavy with more than half of the units being priced above $1 million, while there is only 1 unit listed in the $600k range.
