With 22 units sold in 2018 or just under 2 per month, Hokulani Golf Villas had an outstanding year with $25.7 million in total sales volume. Part of the reason the community saw an outstanding year was the number of new construction homes that were sold; Hokulani Golf Villas is still closing out the phase 3 of sales. 77% of all sales in 2018 were new construction homes, while only 5 of them were resale units. In terms of value and what you get for the price, Hokulani Golf Villas is an excellent choice at around $450-$700/sqft.
With just over $400k separating the highest priced unit and lowest priced unit, the level of upgrades certainly factor in but there are other points to consider like view corridor, yard space, and location in the community. New constructions units range anywhere from $1-$1.4 million with the bulk of sales being $1.2 million or lower. For the resale units, they tend to cap out around the upper $1.3 million price point.

The upside of buying a resale unit is you do not have to wait for unit to be built and some already come furnished, so it saves the hassle and expense of picking out furniture and decorations.
