Looking back at 2018, Kaanapali Alii is got off to a furious start with 10 units sold through the 1st 6 months of the year. Once Q3 rolled around, the market cooled off and not see any sales for a solid 2 months until 1 popped in August; then another 2 slow months until October where it saw 4 sales in a little under 6 weeks. At this point in the year, the market has seen a running sales volume of $40 million. Units can move fast here, around 27% of the units sold were able to secure buyers within 2 months of being listed, while another 27% needed more than 1 year to find a buyer.

Kaanpali Alii is a diverse market with some units going for a little over $1 million, while the best units can fetch almost $5 million. With such a steep range, many factors come into consideration like: ocean views, location in the complex, and level of remodel. Not so obvious factors to consider are short term rental income and proximity to the elevator (noise). Sales are relatively evenly dispersed throughout the market, however, the $ 1 million price point represents close to 40% of the sale; while each of the $2 and $4 million ranges saw 3 units sold. The $3 million price range rounds out the sales with 2 units sold. Buyers should be prepared to get out their check books if they see a property they like. In terms of price/sqft, 1 unit was sold in the $900/sqft range but most of the units will realistically sell in the $1000-$2500/sqft range.

The $2 million price point is the next most heavily represented with 25 % of the listings. Meanwhile each of the $3, $4, and $5 million list price points have 1 unit for sale.

When there are large amounts of supply in a particular complex, the deal will favor the buyers as there are other properties to try and leverage for a great price.
