The Haleakala Shores market got off to a spectacular start in Q1 of 2018 with 6 units sold through the month of March. However, the unit cooled off of a solid 7 months before the action picked back in October with 1 sale and another sale in December. At this point in the year, the complex is totaling a running sales volume of $4,150,000. This market in particular has seen strong demand when inventory was available, 7 of the 8 units sold only need 5 months or less to find a buyer. A little over 60% of the unit sold have been in the A building which is the one closet to the ocean.
For a smaller complex, prices here can vary dramatically where as much as $200k+ separating one unit from another. The sale prices will vary based on: 1. location in the complex; 2. level of upgrades to the unit; 3. short term rental history; and 4. time on the market.
The lowest priced unit sold in the $300k range which is a great value considering the unit is a short term rental and located right across from the beach. On the upper end of the market, the highest priced unit was in the upper $500k, where it came to market at around $750k and was reduced over time due to low interest. For the most part, the $500k range is the going rate for a unit Haleakala Shores. Buyers can expect to pay around $400-$550/sqft.
