With the year coming to a close, the complex has managed at least 1 sale per month and can improve on that stat with 3 units currently in escrow. The market has seen just under $18 million completed in running sales volume. Kai Malu is highly regarded among many buyers in the Wailea real estate market and has seen strong demand from buyers. 25% of all sales only needed 3 months to find a buyer, while 10 of the units sold were on the market for less than 6 months. Good news for sellers, 0 of the units sold in 2018 needed more than 1 to complete a deal.

The barrier to entry into Kai Malu has slowly crept up over the years with only 2 deals be completed for $1.28 million or less. Most of the sales completed were in the upper price point with 33% of sales closing for more than $1.5 million. Two price points dominated sales with 50% of all transactions, $1.4 and $1.5 million. On the upper end, each of the $1.7 and $1.8 million price ranges saw 1 sale each. Prices can cary wildly at Kai Malu and buyers should expect pay anywhere from $650-$1000/sqft.

The market will slightly favor buyers as they do have other options in this complex and others as they look to leverage the best deal. The current inventory is totaling just over $9 million and can soon dwindle down quickly as more buyers enter the market in the winter visiting season. In the last 30 days alone, 50% of the units have come to market.
