Kihei Shores 2018 Market Update
The Kihei Shores market got off to a slow start in 2018 with only 2 units sold through the 1st quarter; however, the end of April saw 4 closings within 4 days. It isn’t atypical for a complex like Kihei Shores to pick up a majority of its sales within a quick time frame. The summer months experienced steady sales with 4 sales. Since September, the market has been on fire where it has seen close to 40% of all of the sales in 2018. At this point of the year, the market has seen just about $5.5 million sold in running sales volume.
The units at Kihei Shores move quickly and is favored by young buyers for its proximity to the beach and modern luxuries. 14 of the 16 units sold were able to find a buyer within 3 months of coming to market, with only one unit needing linger than 1 year to find a buyer. The $300k price point is by far the most productive as 88% of the sales were in this range. One unit was sold in each of the $200k and $400k price points. Buyers should expect to pay $300-$500 per sqft.
