The Kihei Garden Estates market has turned it around after a very slow 2017. Through 8.5 months, the 2018 sales data has already outpaced 2017 by 350% which is equal to 7 more transactions than last year. Although 1 unit sold per month is ver respectable, the complex has seen a low amount of activity compared to some of the Kihei condos for sale where particular complexes like Kamaole Sands, Maui Kamaole, and Hale Kamole see sales in excess of 20 condos sold per year. On average, the units for sale spent less than 3 months on the market with none needing longer than 6 months to find a buyer.

The Kihei Garden Estates community is popular among buyers because it is short term rentable, 1 block from the beach, and priced considerably well for only being a 1 minute walk from the beach and the allure of South Kihei Road.

For the most part, the $400k price point dominated sales where it has made of 66% of all sales in 2018. The $300k was the 2nd most productive with just 2 sales, while the $200k price point rounds the remaining sales. In terms of price/sqft, buyers should expect to pay anywhere from $450-$650.
