End of Summer 2018 Wailea Ekahi Market Update
Wailea Ekahi has seen a strong year with 13 units for $15.5 million in running sales volume. With an average of more than 1 condo sold per month, the community is sitting pretty and is on pace to either equal or surpass 2017 sales. All 13 units sold this year required less than 365 days on market, with 5 units being able to find a buyer within 90 days of being listed. Sales favored the 1 bedroom unit with 8, while 2 bedroom sales make up the remaining 5.
Interestingly, each price point in the community is well represented; everything from the low end fixer uppers to the high end remodels and everything in between. On the low end, buyers are able to pick up 1 bedroom units in the high $600k range. In the middle market, buyers will usually pa $900k to $1.3 million for a 3-4 old year remodeled unit. While on the high end, some buyers will pay upwards of $1.5 million.
However, in 2018, 1 buyer payed just under $2.2 million for a head to toe remodeled unit with 2 stories, 1500+ interior sqft, and around 300 sqft worth of outdoor living.

With an astounding amount of Wailea Ekahi condos for sale, $18.7 million of inventory is up for grabs. More than 60% of the units for sale are priced above $1 million, while only a handful of units are listed for less than $950k. Only 25% of the listings have come to market within the last 2 months, which means some of the sellers may be getting antsy and are ready to offload their property. More than 50% of the listings have been listed for longer 6 months, which means the units are ripe for offers.
Interestingly, the upper end of the market represents 25% of the listings as all are perfect substitues for one another. Buyers will like there odds when negotiating as they can simply move on to another property with so many available in Wailea Ekahi.
