Since the start of 2018, the Wailea Fairway Villas market has done just about $7.9 million in running sales volume and is poised for more sales with 1 more unit sitting in escrow. Owners typically only spend part of the year here or choose to rent their units out for at least 6 months. The low turnover of residents is nice as it is one of the more calmer and relaxed complexes in Wailea. All eleven of the units sold this year were able to find a buyer within 1 year of coming to market; more impressively, 6 of the units sold found new buyers within 3 months of being listed.

Wailea Fairway Villas is regarded as one of the “cheaper” complexes to get into in Wailea with units regularly selling in the $500k price range; 2018 has only seen 1 unit sold for $590,000. While on the upper end, some of the best units in the complex can go for close to $1 million; 2 units in 2018 were sold in the $900k price point and they sure were very impressive for Wailea Fairway Villas.

While for some that is a deal breaker, it is actually a very strong thing to consider for buyers because the unit will not be subject to the same kind of wear and tear, owners can rest easy knowing no one else is using their property, and owners can come back to the property exactly how they left it.

Totaling $4.5 million in inventory, buyers have a fair amount of units to choose with the $700k price range being the most heavily represented. There is one listing in each of the $600k and $800k price points. Only 1 listing has been for sale for longer than 2 months, while the remaining units for sale only came to market within the 2018 summer period. The 3 bedroom units are the most desirable because of its whopping 1600 sqft floor plan and are hardly ever available.
