Kamaole Sands Market Update 2018
Kamaole Sands has seen a great year in 2018, considering a unit has not been sold since the end of May. Through about 7.5 months in 2018, the market has seen a running sales volume of $8.3 million sold where 15 units have found new owners. Units here have not been lasting long with 12 of the units only needing 6 months of less to find a buyer. Most notably, 1 unit was sold within 21 days of coming to market. Whereas, the longest it took for a unit to sell in 2018 was a little less than 1 year. The 1 bedroo units have seen the most turnover at 2/3 of the units so far, while the the 2 bedrooms sale made up the remaining third of sales.
In terms of sales price points, units have sold in the $400k-$700k range with the $400k and $500k price points together seeing 66% of the sales. Three sales in $600k and 2 closings in $700k round out the other price points. Looking at values, buyer should expect to pay $500/sqft on the low end; while on the upper end, buyers can pay $675/sqft for a top tier unit. Prices of course will vary based on location in the community, if the unit is remodeled or not, and view from the unit.
