Haiku Homes Market Update 2018
Through the Q1, Q2, and 1 month into Q3 of 2018, the Haiku market shows a running sales volume of $47 million and counting with a further 19 homes in escrow. Transaction have been rather steady throughout the year with the exception of July where it only saw 2 homes sold. A little over 60% of the homes sol in 2018 were able to find a buyer within 6 months of coming to market. Interestingly, only 6 homes needed longer than 1 year to find a buyer which is impressive considering most Haiku buyers are locals considering the lifestyle. However, Haiku is known to have a wide array of celebrities that own secluded retreats in the area.

As far as sold prices go, Haiku has seen a mix of properties bought and sold. On the low end, 15 properties were sold for under $600k with the smallest of lost being around 1/10th of an acre. On the upper end of the market, 17 homes were sold for over $1 million where the smallest lot size of those properties was least 1.5 acres.
Haiku is popular among buyers because it is one of the markets where you will get the most land for your dollar. In terms of price/sqft, buyers will pay anywhere from $250 to upwards $1000/sqft.
With a median list price of $1,377,000, the Haiku market is certainly top heavy with a more luxury approach dominating the market. Only 1 home is listed under $500k, while there are only 4 homes priced in the $600k price point, and 3 listed in the $700k range. In the last month alone, 22 properties have come to market, so do not get discouraged if you don’t see a property you like.
The $1 million range controls the entire market, as a little less than half of the units fall within this area. In addition, the $2, $3, $4, $5, and $6 million price ranges are all represent with listings of their own.
