Part of the reason we were able to find a buyer so quickly was because of our extensive buyer database. Keala O Wailea Market Update 2018
While there have been technically 51 closings in Keala O Wailea YTD with a running sales volume of just over $66 million, most of the sales have been for the original developer units and are not necessarily reflective of the true market value. With that being said, we will take a look at the resale transactions so far in 2018.
With 4 resales so far in the community, some buyers have been quick to pull out there money and realize their returns. Some have faired better than others, but all have made at least 6 figures off of their resales. The resale market has seen just about $5.6 million in running sales volume and soon get higher with a few more resale units sitting in escrow.
So far, the $1.3 million price point has dominated the resale market with only 1 unit sold in excess of $1.5 million which just so happens to be our listing above. On the resale market, buyers should expect to pay around at least $1000/sqft and as high as around $1250/sqft.

Consisting of only 70 units in total, Keala O Wailea is the latest trend in Wailea living; a low density community that enables the developers to really maximize the privacy for each unit and building cluster.
With over $8.5 million in inventory between new developer offerings and resale units, buyers have a nice blend of units to choose from. For the most part, all of the listings are around the $1.4-$1.6 million price point, but one listing stands heads and shoulders above the rest in terms of price. Only 1 of the active listings for sale is priced above $2.3 million.
According to the listing data, price/sqft varies from $1000-$13000.
