Luana Kai Market Update 2018
The Luana Kai market has been off to a great start with an average of 1 condo sold per month since the start of the year. Although the average has been 1 unit sold/month, sales have been spotty with 2 in January and May, and 1 sale in each of February, March, and July. In total, $3.8 million has been sold in running sales volume so far with the number set to increase due to the 1 unit in escrow. Not surprisingly, buyers have been quick to snap up Luana Kai units with 4 units being sold within 2 months of coming to market and only 1 unit needing just under a year to find a buyer.
Sold prices here can vary widely. On one end, a buyer will pay as low as $400k, while on the high end, a another buyer just a little under $900k. Of course the wide discrepancies can be attributed to location in the community, level of remodel, and short term rental income. The $400k and $500k price points were the most dominant with 3 units sold in each and only 1 sold in the upper $800k range. Buyers should expect to pay anywhere from $460 to $850 per sqft.

The community is primarily used as a vacation rental complex with an onsite property management in charge of running and maintaining the common the areas. The make up of Luana Kai tends to be visitors staying in the unit during vacation or owners vacationing during the winter and summer months.
