The Kihei Kai Nani market has been extremely barren in 2018 with no sales so far, however, it looks like the market will be some action pretty soon as 3 units are in escrow at the moment.

Kihei Kai Nani market was absolutely on fire in 2017 with more than 1 unit sold per month for a total sales volume of $5,323,650. Considering there are 180 units in the entire complex, the market saw just under 10% turn over which is quite astounding for the complex of this size. From 1 year to the next, it is interesting to see the contrasting fortunes a market may experience just 6 months later.
Part of the reason Kihei Kai Nani sees so much interest is because of the low barrier to entry. 4 units in 2017 were sold in the $200k price point, 10 units found new buyers that were willing to pay in the $300k range, and 2 buyers were willing to part with well over $400k. In terms of price/sqft, buyers were willing to pay anywhere from $450-$700/sqft.
