Sugar Beach Market Update 2018
Sugar Beach Resort has experienced a decent year, but is nowhere near the same production as the same point in 2017; 2018 sales are trailing 2017 by 50%, however, markets can pick up at any moment and it isn’t atypical to see a Kihei condo complex pick up most of its sales in a short time frame. 75% of the sales so far have been able to close within 9 months of coming to the market, while only 1 has need more than a 1 year to find the right buyer. All 4 of the units sold this year have been 1 bedroom units.
Buyers favor Sugar Beach Resort because of its relatively low barrier to entry vs its beachfront location. Move this complex down 5 or 6 miles into the heart of Kihei and these units would be going for $1+ million easily. In terms of price/sqft, it seems like buyers are not getting a good value but that’s only because the units are on the smaller side. Buyers on average should expect to pay around $1000/sqft, but can sometimes get into the complex for around $800-$900/sqft.
The market has seen a 75/25 split with sales prices in the $600k & $500k range.
