A big draw for this unit is the ability to rent it out as a short term. The close proximity to Ulua/Mokapau beach will certainly help this unit command steep nightly rental fees.

Remodeled over the years, the unit has been extremely well taken care of over the years and is evident as you walk through the unit. The lanai at the back of the house is my favorite because it offers a courtyard like with plenty of tropical flora providing privacy.

Wailea Elua Market Update 2018
In 2018, the Wailea Elua market was just shy of averaging 1 unit sold per month during the first 6 months of the year. With $10,465,000 in running sales volume and 5 units already sold in 2018, the unit is on a similar pace as 2017. Only 1 of the units sold this year was a 1 bedroom unit, while the remaining 4 units sold were two bedroom units. Most notably, all 5 units sold did not need more than a year to find a buyers.
The majority of the sales have been in the lower part of the market where 80% of the units sold were in the $1.3-$1.9 million range. The highest priced unit sold this year was for $3.8 million and is most comparable to Wailea Elua Villa 1002 above.

Each part of the market is well represented with units listed in the $1, $2, and $3 million price points.
In terms of price/sqft, there is a wide discrepancy in what buyers will pay. On the low end, some buyers can get into the community for $850/sqft; on the high end, some buyers are looking at around $3000+/sqft.
