Half Year Maui Kamaole Market Update 2018

Through just under6 months, Maui Kamaole has seen a little over $8.3 million in running sales volume and is on pace to at least equal the 2017 sales data. During the 1st quarter of the year, the market was off to a slow start; however, once spring rolled around, the market picked up some serious momentum with a string of successful closings in various price points. With buyers buying in the low, middle, and upper parts of the Maui Kamaole market, it is a good sign and indicates that there are still very much willing buyers in the market.

March was the only month 1 closing, while the remaining 5 months saw at least 2 sales in each month. June has so far been the most productive month and could soon improve on that with 5 units currently sitting in escrow. For buyers looking to maximize their purchase, 50% of the units sold in 2018 were for less than $600k. While on the high end, only 2 units sold for more than $900k. Buyers should expect to pay anywhere from $550-$800/sqft.
