Cozy Ground Floor Southpointe at Waiakoa 24-104
We were proud to list Southpointe at Waiakoa 24-104 towards the beginning of March and felt confident about it even though it was the highest priced listing at the time.
Positioned on the 1st floor, the unit was highly desirable because it is able to offer a fenced in backyard that acts as your own private outdoor living area with plenty of opportunities to put your own spin on it. The backyard is particularly attractive to young families or people with dogs because its your own mini backyard.
While the unit was more or less original, it has been kept in perfect condition so it was easily move in ready. The Southpointe at Waiakoa complex cannot be rented out as a short term rental, so the complex is very communal as you get familiar with the community.
We brought the unit to market in the lower half of $300k and knew it was going to draw a crowd, but did stay on the market a little longer than anticipated. After a little over 1 month, we entered escrow and closed for $312,000, $12k off original asking.

Among the many amenities are a community BBQ area, a children’s play area, picnic tables to make use of common green areas, and courtesy patrol on duty for extra protection.
The location in Kihei is an ideal location to take advantage of the Kihei lifestyle and the rest of Maui with easy access to the beach, biking, shopping and dining.
Southpointe Waiakoa Market Update 2018
Just as summer begins to heat up with the summer influx of visitors, Southpointe at Waiakoa is also picking up steam with 4 units sold in the last two weeks. The strong demand seen in this complex isn’t atypical as many favor it for its attractive price point and great Kihei location. While April was the least productive month with only 1 unit sold, the remaining months performed consistently.
We always recommend that buyers be ready to act on a property if they feel strongly about it, all of the unit sold so far in 2018 needed 3 months or less before being finding a suitable buyer. In fact more than 60% of the unit sold only needed 2 months to find a buyer.
While all of the units sold within a $100k range of one another, more than half of the units sold above $300k. In terms of price/sqft, there is a wide discrepancy; on the low end, some buyers paid well below $350/sqft and upwards of $450/sqft on the high end.

Southpointe at Waiakoa Condos For Sale
Southpointe at Waiakoa is known for seeing high turnover and a revolving door of units for sale. With a total of 346 units in the entire complex, there is always at least a handful of units for sale. At this time, there are only 4 active Southpointe condos for sale, while a further 4 are currently in escrow.
Of the 4 units for sale, 75% of them have been listed in the last week, while the 4th unit has been available for close to 3 months. All 4 of the listings are priced in the upper tier of the market and are a mix of original and renovated units. The units are more or less perfect substitues from one another with the similar floor plans, but differ in their level of finishes.
