With more than $50 million sold so far in running sales volume, the highest priced home sold represents close to 50% of the entire sales so far. The remaining homes sold were priced in the $10 million range or less. The price range for beachfront homes can vary widely based on the level of finishes, if there is true beach access, what beach the home fronts, and lot size.

Interestingly, it is the Makena beachfront homes that are dominating the market with sales as it represents 75% of this year’s transactions. All of 2018’s action so far has come in the 1st quarter with no South Maui Beachfront homes in escrow.

South Maui Beachfront Homes For Sale

Along the South Maui coastline, there is close to $140 million in total inventory at the moment. Only a handful are priced in the 7 figures range, while 60% of the listings are priced above $12.5 million. Cleary the buyer pool is a select few, hence why it can sometimes take years to find a buyer.

The beachfront homes that are located in Kihei do not command the same kind of prices that the Wailea beachfront homes do. It isn’t atypical to see the Wailea beachfront homes priced as much as 2-4 times the Kihei beachfront homes.
