1st Quarter Maui Kamaole Market Update 2018

The Maui Kamaole market has gotten off to a solid start in 2018 with just under $3.4 million in running sales volume; compared to the 1st quarter of 2017, the 1st quarter of 2018 has seen more than double in sales volume and completed 2 more transactions. The first few months of the year are not indicative of what year the could look like because most of the closings early in the year are still riding the previous year’s success as properties can enter escrow in the previous year, but not close until the next year. It’s not atypical for a market like Maui Kamaole where it’s reliant on seasonal visitors to heat up during the summer and rack up 2-3 closings per month to finish out the year.

The 5 sales this year have been across the spectrum of units available at Maui Kamaole; however, the $500k range has been the most dominant with 3 sales, while the $700k and $900k range round out the 1st quarter with 1 sale each. All 5 sales needed less than 6 months on the market to find a buyer where January and February saw 2 sales each and March closed out with 1 sale. As far as prices/sqft, buyers in 2018 paid around $588 to $700/sqft.

The Maui Kamaole market certainly favors buyers with more than $8.5 million of inventory and 13 different units to choose from. With a median list price of $634,000, buyers have access to a wide array of the units available at Maui Kamaole; although, buyers in the lower part of the market have the most choices. There are 5 listings in the $500k range and 4 units in the $600k range, or in other words, more than 60% of the lists are in the mid to lower price points. On the upper end, there 2 listing each in the $700k and $800k range.

2 units stand out as ripe for offers as they have been on the market for longer than 1 year, while only 2 listings have come to market in the last 3 months. Even though there may be plenty of inventory at this time, we still urge buyers to move quickly in order to avoid the summer rush of buyers.
