Through the 1st 3 months of 2018, the Haiku market has done $21,662,500 in running sales volume and will certainly look to at least triple that by the end of the year. The Haiku market is interesting because it is primarily local buyers who will look to this market, while there are some non local buyers who prefer Haiku because of its country/hippy vibe, privacy, and massive hidden estates. Haiku homes move fast because they are priced very well where 16 0f the 23 homes sold for under $1 million. Haiku is on of the best places to buy if you are looking for dollar/sqft values, but that value comes at the price of convenient proximity to grocery stores and other store bought goods.

Of the 7 homes that sold for $1+ million, only 1 of them was not in the $1 million range and that was rockstar Sammy Hagar’s Haiku estate that closed for $3.1 million. On the low end, 4 hoes sold for under $500k and are truly rare finds in the Maui market. Although they are in very attractive price points, additional money will be need to be spent brining them up to speed. Price/sqft is all over the spectrum and can range from anywhere as low as $250/sqft up to $1100/sqft.

Haiku Homes For Sale

The Haiku homes market at this time definitely does not favor buyers where only 25% of the homes for sale are priced under $1 million. The most abundant price point is in excess of $2.3 million and it is getting hard to move those type of homes because you are paying prices similar to what you would for a Wailea home. With that being said, you are guaranteed an abundance of land when you buy in Haiku, only 1 home for sale has a lot that is under 10,000 sqft.

In general, seeking out your perfect Haiku home is a tough task. I’ve bought 2 Haiku properties and sold 1 over the last 5 years, so I not only understand a buyers perspective, but a sellers one as well. The market here can be so diverse, where being located on one side of the road offers a better value than another.
