Wailea Pualani Market Update 2017

2017 had a decent year with just over $9.5 million done in total sales volume; although, compared to 2016, 2017 saw 1 less sale and more than $2million less in total sales volume. Sales throughout the year were pretty sporadic as only 1 home was sold through the 1st two quarters of 2017; the latter half of the year saw 80% of the sales with 1 sale per month from October to December. Considering homes usually take al ittle longer to find a buyer, it is impressive that all of the homes sold last year were able to close with 6 months of coming to market.

Compared to condos, home price/sqft can be all over the place because of the wide variance in home floor plans; whereas condo price/sqft are more predictable because of the limited number of floor plans. In the low end, 1 home sold for around $485/sqft; on the high end, another home sold for $810/sqft. Wailea Pualani homes primarily sell in the $1.5-$2.5 million range, but can get up to as much as $3 million if the home is of superior build.
