Taking into account the unit offers 3 bedrooms in attractive price point, the condo could sell fast if the right buyer happens to see it. Built in the mid 2000’s, the unit is not that old considering some of the other Kihei condos in the area were built in the 70’s and 80’s.

Hale Kanani Market Update 2017
With just over $2.4 million in Hale Kanani sales volume sold last year, 2017 was down over $3 million in sales volume compared to 2016 and sold 6 less units than 2016. The decrease of available inventory in 2017 contributed to a $30k price increase in the average sold price and a $19k price increase in the median sold price. Average days on market in 2017 dramatically dropped by 20 days compared to 2016; however, 2016 and 2017 both managed respectable days on market averages of 156 and 136 days.
2017 sales at Hale Kanani were extremely sporadic, but was still able to average a little under 1 sale every other month. The low amount of inventory in 2017 contributed to sellers seeing an average appreciation in the units sold, while the buyers had to fork out a little extra cash to get a unit they wanted. Sales favored the $400k range with 3 units selling within a $9k range from one another, while the remaining to units both sold for exactly $515,000. The buyers who bought for $515k actually got more value per sqft at $486 than the buyers in the $400’s who paid around $520/sqft.
