As the newest listing to market, Maui Vista 3309 will certainly raw strong interest because there is very little inventory in the Maui Vista inventory and it is 1 of 2 lowest priced listings in the community at this time. Recently upgraded and outfitted with luxury vinyl floors in the living room and bedroom; tile floors in the hallway, kitchen and bathroom; granite counter tops in the kitchen & bathroom. The current sellers have chosen not to rent their unit out as a short term rental, so there is very minimal wear and tear on the property.

Priced at $375,000, the unit offers endless possibilities to be used as is or could benefit from some TLC.

Maui Vista 3303

Maui Vista 3303 is an interesting property because it has primarily been used to generate cashflow and has done quite well considering the sellers did use it part time for several months. Considering maintenance fees are only $459 plus other expenses like GET, TAT, property taxes, elec., HOA fees, repairs, and management fees, the profit margin on this property is still quite high. Offering a 1 bedroom, 1 bathroom, 588 sqft, and outdoor lanai design, the unit has a strong appeal among buyers because of its strong potential as a short term rental property. Remodeled only a few years ago, this property is at the top of the market at $388,000. 

Maui Vista Market Update 2018

After a slow start to the year where no units sold in January, February saw 3 Maui Vista units sold in quick succession with the market cooling off a bit since March. Sales have been most active in the upper $400k range with two 2 bedrooms unit sold, while a 1 bedroom unit sold in the mid $300’s round out the sales.

Currently, 5 units sit in escrow and it is hopefully only a matter of time before those units close and pad the sales data with even more impressive sales figures. The units here are met with strong demand and move relatively quickly if they are priced right.

Maui Vista Market Update 2017

Maui Vista saw a spectacular year in 2017 with just over $8.3 million in total sales volume where it was able to average 2 units sold per month. This complex is popular among buyers because of modest condo prices, relatively low monthly maintenance fees, and ideal location to Kamaole Beach Park 1. Although the complex averaged two units sold per month, sales were evenly dispersed throughout the year with January and May being the most productive.

Units here move relatively fast as 75% of the units sold were able to find a new buyer within 6 months of coming to market. Impressively 5 units sold within 60 days of initially being listed. About 80% of the units sold in 2017 were sold for under $400k and is the exact reason the Maui Vista units make good investment properties or 2nd homes.
