First 2018 Listing at Papali Wailea Comes to Market

Brought to the market at the end of last month, Papali Wailea Villa 6 is the first 2018 listing in Papali Wailea and the only active listing at this time. Sitting at a slightly higher elevation in Wailea than some of the other complexes which means the unit is able to offer great views from the living room and outdoor lanai. Only 1 month in to 2018 and Papali Wailea has already seen one sale so far. I would not be surprised if it is the only listing sold here in 2018, but with a brand new listing, we may see another sale.

Unit 20 that sold just a few days ago closed for $3,381,000 at full asking.

Papali Wailea Market Update 2017

Last year, the Papali Wailea had a great year considering no units were sold in 2016 and only 8 units have been sold since 2013. The lack of sales in the community is due to the virtually non existent inventory. At times, there may only be 1 or 2 units for sale where it isn’t uncommon to see no listings for sale in the community. To put in perspective, 66% of the units sold last year were purchased in off market sales which means that the sellers never actively put their unit up for sale before it was sold. 

The units here cannot be rented out on a short term basis, so that deters a fair amount of buyers because some like the option to rent out their property while its not being used. On the other hand, some buyers like the non short term rentable communities because of the extra privacy and low density. One of the best features of Papali Wailea is their infinity pool because of the bluff it sits on that overlooks most of Wailea and beyond. Each unit here is exactly the same floor plan where the only difference is the finishes in the unit and location in the complex which slightly impacts the ocean views.
