Polo Beach Club Market Update 2017
In all of 2017, the Polo Beach Club saw 5 units find new owners worth $10,225,250 in total sales volume. 2017 sales number outperformed 2016 by 166% in terms of the number of transactions and close to double in dollar sales volume. So in consideration of the last two years of sales data, Polo Beach Club saw a solid year of demand. With 2018 just getting started, it will be interesting to see if the Polo Beach Club market is met with the same interest. All of the units that sold in 2017 spent less than a year on the market and took an average of 6 months to sell.
Sales in 2017 were sporadic with 80% of the sales coming in the 1st quarter and the last one coming just as fall was approaching. The timing of the sales can be expected since it correlates with the months following the peak visitor seasons of winter and summer. The type of units that sold should be very interesting to buyers since 3 0f the 5 units sold for $2 million or less; essentially, buyers were able to get a beachfront unit for under $1700/sqft. The high water mark of 2017 was a little over $2.4 million where the unit offered 6th floor views.

With only two Polo Beach Club units for sale, buyers do not have much supply to choose from which makes their bargaining power very low if they strongly desire a Polo Beach Club unit. Although there are comparable properties like Makena Surf and Na Hale O Makena, they just do not offer the same kind of beachfront access. Any property with a Makena address commands an elevated price point, and buyers have to be ready to pay a certain premium for Makena luxury.

Subscribing to these kind of alerts gives buyers the first mover advantage if they act quick enough. The lack of inventory indicates how strong resident satisfaction is in the community and the reluctance of sellers to bring units to market speaks volumes.
