We first brought this home to market in early June of this year where it was the lowest priced Ke Alii Kai listing at the time. We felt it was priced extremely competitively, thus we held the price firm throughout its entire time on the market. The home is a charming and splendid single level plantation style home sitting in the heart of the Kihei community with convenient access to dining, entertainment, and world class beaches. If you are facing the home, it hugs the right side of the property so there is plenty of yard space on the left side for entertaining or outdoor activities.

Ke Alii Kai Market Update

The Ke Alii Kai neighborhood is a popular residential community for families and 2nd home owners because of the 5 minute walk to the beach, safe neighborhood atmosphere, and access to the ideal Kihei lifestyle. Built in the 2000’s by the prestigious Towne Realty, their reputation for superior design work and quality construction is a reassuring factor for buyers. The neighborhood is zoned as R2, which means that many of the houses have cottages which are used as an extra space or for rental income.

In 2017, the Ke Alii Kai market has been experiencing a very productive year and has outperformed the 2016 sales by 133% which is great news considering this is a residential neighborhood. The bulk of the sales came in the first four months of the year with 5, while 2 sales have occurred in the last 2 months. A majority of the units were brought to market last year, but all have been able to sell within 1 year of coming to the market.

Interestingly, the 2017 Ke Alii Kai market has been operating in a pretty tight range of $200k from the highest to lowest sale price. The most popular price point in the community was $800k with 4 sales, the next most popular was $900k, and the $700k range rounds out the sales. The 3 bedroom floor plans were the most popular as they represented 57% of the sales.
