As the newest listing to the market, Kamaole Beach Royale 306 has the distinct pleasure of being the only unit for sale in the entire complex (as of 12/6). Located on the 3rd floor, the unit doesn’t have quite the view some of the other units, but it does have slight ocean views from its semi closed lanai. The good news is, there is a roof top deck open to the community that offers some of the best ocean views in Kihei; the unit is set back a little, so it offers a unique perspective over South Kihei Road and Kamaole Beach Park 1.

The unit was built in the 70’s and has undergone some renovations over the years, but the bathroom is easily the best upgrade in the unit. Offering close to 600 sqft of interior living + some semi covered outdoor space, the unit lives a lot bigger than the figures suggest, the unit comes complete with 1 bedroom and 1 bath. One thing to consider is knocking down the upper wall that separates the kitchen from the living room to create a full open concept which would allow the kitchen to take advantage of the ocean views.

The unit can be rented out as a short term rental unit, so that is something to keep in mind. There is a lot of turn over in the community because the complex is primarily known for being an excellent vacation rental spot because of the access to South Kihei Road and the beach. Sold just last month, Kamaole Beach Royale 204 is a lower level unit so it isn’t able to take advantage of the views like some of the higher units. Part of the reason the lower units are desirable is because of the attractive list prices; as the higher in floor level you go, the more expensive it gets. Some of the higher level units can sell for double this unit. With 1 bedroom, 1 bathroom, and 580 sqft, this a modest unit that could use some TLC and it would be good as new. The main selling point of a unit like this is the proximity to the beach, great list price, and ability to be rented as a short term rental.

Kamaole Beach Royale Market Update 2017

The Kamaole Beach Royale has seen a quiet year in 2017. With only 3 units sold, the data can’t tell us much about how the market operates. 2 units were sold in the upper price point at $700,000+, while 1 unit sold at the lower in the $300k range. In order to get a better idea of the market, we can look at some 2016 data. When looking at the 2016 data, the market also saw very little turnover with only 3 units sold in the $400k price point. Even in 2015, Kamaole Beach Royale only saw 4 units sold in the $400-$500k range.

With just about 10 units sold in the last two years, the low amount of turnover tells us that owners are reluctant to sell. It is easy to see why when you consider the onsite amenities, access to the beach, and perfect placement along South Kihei Road. The complex is low density because of the limited amount of units and is able to offer more privacy since there are less people/sqft in the complex.
