As the newest and highest priced listing to the market, Mana Kai 707 comes to market with certain level of prestige because of its 7th floor views. From its elevate floor location, the unit’s Keawakapu Beach facing outdoor lanai offers some of the best views available across the Wailea condo market; the unit even has mountain of the majestic rolling slopes of Haleakala, so the unit basically has 180 degrees of unobstructed views. The unit recently undergone a full remodel with upgraded bamboo cabinetry in the kitchen, new appliances, and a renovated bathroom.

The Mana Kai is a popular vacation rental destination, which provides the extra luxury of being able to generate short term rental income. The unit is designed with large sliding doors between the living room and master bedroom to allow for open concept living and enable a larger view corridor of the ocean.

Mana Kai 2017 Market Update

The Mana Kai market experienced a fast start to the year where it was able to average a little more than 1 sales per month through the first 6 months of the year. Considering the price point of the community and the value of price/sqft, all 7 units were able to sell within 1 year of coming to the market; meanwhile, the quickest sale this year took just over 2 months. The majority of the units sold this year were on the 4th floor or below, while only 1 unit that was sold was on the 5th floor or above.

Of the 7 units that were sold, they were all sold with $265k price range of each other. The two most popular price points were $1.2 and $1.4 million with 3 units sold in each range; only one unit was able to sell for more than $1.5 million. April was the most productive month this year with 3 units sold, while January, February, May, and June had 1 unit sold.  Since July, there has been no sales activity, only listing activity.

With 5 Mana Kai units for sale, the current inventory represents a projected sales volume of $7,324,000. All of the current active listings are 2 bedrooms, 2 bathrooms, 767 sqft in interior living, and boasts a 100+  sqft outdoor lanai; every unit in the complex shares an identical floor plan, but not the same level of finishes or cleanliness. 80% of the units have come to market within the last 2.5 months, while only 1 has been listed for longer than 6 months. 

Each of the 5 listings is in their own price point at $1.2, $1.3, $1.4, $1.5, and $1.6 million. All of the listings are on the 4th floor or higher, so they are valued at a higher price because of the great ocean views. Interestingly, the only active listing on the 8th floor isn’t even the highest priced listing on the market; although it has the best views, it is its level of finishes that have priced slightly less than the highest priced Mana Kai listing. The lowest priced listing faces the ocean with over 100 sqft of outdoor lanai space to enjoy the magical views of Keawakapu Beach.
