2017 Wailea Ekahi Market Update

The Wailea Ekahi market has been able to average a little over 1 unit sold per month; although the average is more than 1 unit sold/month, there have been no units sold since the end of June. So far the most productive month was January with 4 units sold, while Feburary, March, April, and May were tied with 2 units sold in each month. With the bulk of the units selling in the first two quarters of the year, more than 90% of units sold within 6 months of coming to market.

The sales data tells an intersting story and gives a glimpse into the Wailea Ekahi market. A little under half of the units sold closed in the 6 figures range with 4 of those units selling in the $600k price point. The sales this year have shifted towards the upper end of the market with some great sales in the $1.5 million range.

Wailea Ekahi Condos For Sale

Currently, the Wailea Ekahi market is booming with inventory and represents a projected inventory of $16,365,000. Typically, the complex is known for being on the “affordable” side for Wailea, but with strong demand, the prices have been slowly creeping up which is why I urge buyers to act sooner than later. With a break from the busy season, now it the perfect time to write an offer because of the lower amount of buyers in the market.

With more more than 60% of the listings in the 7 figure range, the majority of Wailea Ekahi condos for sale certainly the cream of the crop. Part of the reasons the units can command high prices are the fact they are vacation rentable and can generate a considerable amount of cashflow if rented properly. Only 1 of the units for sale is listed above $2 million and it is easily one of the best units in the entire complex. Meanwhile on the lower end of the complex, there are 5 units priced under $1 million; the lowest priced unit represents a great deal in the community at $877/sqft.
