Whaler Kaanapali Market Sees End of Summer Spike

Penthouse Views: Whaler 1223

Offering unbeatable penthouse views, Whaler 1223 is located on the on the inner courtyard of Building 1 which allows for a southern exposure of the West Maui Mountains and Kaanapali Beach. Over the years, the suite has been completely upgraded and is stand out unit on the market because of its corner unit floor plan and 144o sqft of living space. The oversized lanai offers an additional 500 sqft of outdoor living space which brings the total living area to just under 2000 sqft.

The unit has been upgraded top to bottom with some of the key finishes including: travertine tiles throughout, granite counter tops, SubZero wood panel refrigerator and freezer, Bosh dishwasher, and Thermador Stove-top and oven. Maintenance fees at the Whale are quite steep but they cover a ton of amenities: all utility bills, including electric (central A/C), Water, Sewer, Trash, wi-fi access, cable TV, local phone service, storm, flood & general liability insurance, as well as on-site security. The property is being offered furnished but excludes artwork.

Whaler Condos Sold

Original & Clean: Whaler 859

Great 8th floor unit on the southern end of Tower II, Whaler 859 is an understated 1 bedroom and 1 bathroom unit with a great lanai space which flows nicely off of the living room to add an additional 200+ sqft to the 900+ sqft of interior living area. The unit was upgraded with new carpet, new drapes, and new paint, but the unit could use a little color on the walls and new kitchen upgrades.

After 7 months on the market, the unit sold for $150k under asking and closed at $904,000 with an all cash offer. 

Inner Courtyard Penthouse Unit: Whaler 1260

From its inner courtyard penthouse location, Whaler 1260 overlooks the pool and out towards the island of Molokai. As a one bedroom, and two bath condo, there is plenty of living space to accommodate large vacationing parties. The unit was designed in a plantation style and accented with finishes reminiscent of old Hawaii.

Brought to market late last year, the unit’s list price was held firm before an offer at $40k under asking was accepted. The unit sold for a final sale price of $1,250,000. 

Whaler Market Update 2017

The Whaler market didn’t see any activity until the very end of the first quarter of 2017 and stagnated until the end of the 2nd quarter 0f 2017. Once June rolled around, activity picked up with two closings; then 1 closing in August and 2 more closings in the 1st week of September.

All of the units that have sold so far were 1 bed and 2 bath units with the exception of one studio unit being sold in August. The sweet spot for the community has been the $900k range with more than 50% of the units sold falling in that range; the next most popular price point has been $1.2 million with 2 units sold. Interestingly, Tower II has seen a bulk of the sales with 5.

The lowest priced unit sold has sold for significantly less ($250k) than the next lowest priced listing because it was a studio unit. The studio units have been rare to market as only 2 studios have been sold since 2015.

Whaler Condos For Sale

The Whaler condos for sale market is experiencing an inventory volume of just under $16 million. Within the last 3 months, 50% of the units have been brought to the market which coincides with peak  of summer visitor numbers; additionally, no units have been on the market for over a year which is good because no units have stagnated from being on the market too long.

4 out of the 12 listings are priced at under $1 million, making those listings more “affordable” as they represent great investments because of the possible cashflow if they were rented out on a short term basis. The bulk of the listings are priced in the $1 million dollar range as 50% of are within a $650k range of each other. A further 60% of the listings are located below the 6th floor, while there is only 1 penthouse unit for sale.
