Ho’olei 2017 Midyear Status Update
Through the first half of 2017, the Ho’olei market has seen a decent amount of activity with two units sold. Comparing 2017 stats to 2016, the numbers aren’t far off from each other; we must note, more than 70% of 2016 Ho’olei sales occurred in the latter half of the year.
|January to June 2016||January to June 2017|
|Number of Villas Sold||3||2|
|Average Sold price||$2,975,000||$2,966,750|
|Lowest Priced Villa Sold||$2,775,000||$3,133,50 0|
|Highest Priced SOld||$3,300,000||$2,800,000|
It’s not atypical to see sales close in chunks at a time because of the cyclical nature the Wailea market functions on. There’s a process all buyers go through, by the time they decide to writer an offer and close on a property, the final sale date will be months later from when they actually made the purchase decision.
Ho’olei villa 52-2 in escrow and listed by the Sayles Team
The Ho’olei condos for sale activity tells an interesting story; currently, there no Ho’olei condos for sale in the $3 million dollar price point. With so many recent sells breaking the $3 million barrier, many owners were eager to cash in, while plenty were content to watch their equity soar because of the most recent sales comps. Ho’olei villas are valued so highly not only for their luxurious accommodations and prestige, but the fact they can provide positive cash flow to investor owners.

A private garage plus additional parking and storage make Ho’olei perfect for any lifestyles. Sold by the Sayles Team: Ho’olei Villa 15-4
This Ho’olei unit initially came to market just before the winter busy season and needed a little over a month to procure a buyer. The unit was originally priced at $2,995,000, but I am proud to say we were able to negotiate close to $200k off of the list price and close for $2.8 million. What makes the unit so special is the units view corridor, it sits on the outer edge of the community but boasts similar ocean views as the coveted 3rd row units. The upper level lanai is a great space to enjoy Maui’s fresh air and is the ideal spot to watch the famous South Maui sunsets; with over 700 square feet of covered lanai space, Hoolei units encourage indoor and outdoor living. The sale of this unit was the first Hoolei sold this year.
