We are proud to our latest Kamaole Sands unit 6-306 listing has closed after about 2.5 months. We brought the unit to market at a little over $400k and it closed above list price at $411,000. The unit is nicely located further back in the Kamaole Sands community and neatly overlooks the pool, so it is a more desirable unit because of its convenient access to the pool but also its coveted location in building six.

The unit commands a little over 800 square feet of living space with the just lanai off of the living the room adding some extra living space. Kamaole Sands Market Update

This year to date, there have been a staggering 29 Kamaole Sands condos sold for a running sales volume of $13,509,500. The average sold price for a unit in the complex is $465,844, which makes sense considering 14 Kamaole Sands unit have sold in the $400k price range; the next most popular price is range is $300k with 7 units sold.

Interestingly, 65% of the sales have come since the start of the 3rd quarter with August and September seeing the most sales. The most popular floorplans to exchange hands is the 1 bedroom, 2 bathrooms, and 818 sqft units with 19/29 sales. So far in 2016, the market is about maxing out at the $600k price range with 3 units sold.

The lowest priced unit sold for full asking price at $335,000 (after a $10k price reduction). It was a turnkey unit with 1 bedroom, 2 bath, and 818 square feet. The lanai is just off the living room and is similar to the listing we sold above. The unit carries a monthly maintenance fee of over a little over $500.

The highest priced unit sold for about $65k under asking price and closed for $699,500. The unit was exquisitely remodled with upgrafrs from head to toe. The unit is a very rare 3 bed, 3 bath unit with granite countertops, stainless kitchen appliances and one-of-a-kind hand carved cabinets. Sold completely furnished.
