Just brought to market late last week, Palms at Wailea Villa 1301 is the highest priced unit in the complex at $1,125,000. The villa is a bright and sunny 1st floor unit with ocean views and is within an immediate walking distance to the recently remodeled pool area. The large 2 bedroom, 2 bath unit is about 1252 square feet with an expansive covered lanai space of roughly 350 square feet; so in total, the approximate indoor/outdoor living area is 1600 square feet.

The unit carries a monthly maintenance fee of around $930, but can be offset by potential short term rental revenue. The villa has a strong history of perform well in the rental market, so it is a strong consideration when buying the unit. The unit was lost sold in 2013 and has been off and on the market since mid May of this year.

So far in 2016, there have been 6 units sold in the Palms at Wailea compared to the same time last year where 5 units were sold. The complex has a running sales volume of $4,600,000 with an average sold price of $766,666. The sale of the units have been evenly disperse through the price range with no unit selling over $1 million. The majority of sales tend to correlate with the “busier” times of visitor season. 360463

The lowest priced unit sold for $660,000. It was completely renovated with one bed/two baths, 1000+ square feet, and a spacious lanai. The kitchen boasts beautiful wood cabinets with new high end stainless steel appliances and the gorgeous granite counter tops compliment the travertine floors throughout the entire unit.

The highest priced unit sold for $985,000, it was a 2 bedroom 2 bath unit that offers a perfect location, quiet yet close to the pool. Upgrades include: soft-close kitchen and bath cabinets, new tile w/mosaic glass inlay in the master shower/bath, remodeled 2nd bath shower, new faucets and lighting in the kitchen,  new granite surfaces and new warm-tones paint throughout.
