Two 1 Bedroom Closings at Kamaole Sands

Sold: Top Floor Kamaole Sands 8-310

Initially listed late last year, Kamaole Sands 8-310 sits on the outer perimeter of the community and has some views of the ocean from the lanai. However, its the dreamy Maui Sunsets from the lanai that are really going to catch your eye. The the original unit was built in 1983 and was remolded in 2003, so the unit could use a little TLC with some modern day touches. It is a great 1 bedroom, 2 bathroom Kamaole Sands condo with 818 square feet.

The unit first came to market at $374,000, the unit had to undergo some price reductions before it attracted some interest. At a list price of $358,000, the unit entered escrow in early July and closed $347,000 after an 8 week escrow.

Sold: First Floor & Corner Unit: Kamaole Sands 7-101

Brought to market in late March of 2016, the Kamaole Sands unit was listed at just under $450k. The unit was last sold over 10 years ago, so the previous owners have taken great care of it of the years. Occupying a corner location allows the unit more privacy and wide open space to enjoy the outer lanai. It is a great place to relax outside in the comfort of your own backyard. This unit has updated floors in kitchen and baths, a Murphy bed, and a good rental history. The property closed after a 3 week escrow with a final sale price of $430,000.

Kamaole Sands Market Update

So far in 2016, there have been 20 Kamaole Sands condos sold for a running sales volume of $9,249,000; more than half of the closings occurred in August and September. The average sold price for a unit in the complex is$462,450.

The lowest priced unit to sell closed for $335,000 in August. The unit was listed in early March and went into escrow in June. It was a turnkey unit with 1 bedroom, 2 Bath, and just over 800 square feet.

The highest priced unit sold for $660,000. Large 2 bedroom unit in a private setting at the end of Building 2 on the ground floor with extra windows. The unit has been completely remodeled top to bottom.The kitchen was completely rebuilt with African Mahogany cabinetry, complete with full granite countertops and backsplashes. All the appliances were upgraded with premium stainless steel models.
