Listed in late May of this year, the Mana Kai unit first came to market at just under $1.9 million. After a few months on the market with no activity, it was reduced by $120k. The unit went pending in early August and closed quickly with a 3 week escrow, the unit sold for $1,550,000. This is the first time the unit has ever been listed since it was sold to original owners. The average sold price for a unit in 2016 is $1,562,900. So far in 2016, we have made one sale in the complex as we represented both parties and were able to have a meeting of the minds at full asking price, $1.4 million.
The highest priced unit sold this year for $1,830,000; it was a pocket listing and also in the “01” stack, so it is very similar to unit 201 (featured above). The unit was on the 8th floor so it boast unrivaled ocean views with no neighbors above! The unit sits high above the palm trees so the unit has unobstructed views out toward Wailea and Makena.
The lowest priced unit sold this year was a 6th floor unit. The well-positioned unit offers incredible ocean views from both sides of the building as well as views of Molokini, Lanai, Kahoolawe, and the West Maui Mountains! The only rooms in the unit without an ocean view are the two bathrooms! The unit closed for under asking price at $1,339,500.
