Just Sold: Stunning 2nd Floor Kai Makani

Listed in early February of this year, Kai Makani Villa 41-202 came to market at $650,000. After 3 months with no solid activity, the unit’s price was reduced by $30k in an effort to attract more traffic to the property. The unit finally went into escrow in mid July and after a quick 4 week cash escrow, the property ended up closing for $570,000.

The complex does not allow for vacation rentals which has its trade offs. On one hand it cannot generate short term rental cashflow; but on the other, the complex offers a low density setting with privacy.

Kai Makani Market Update

This year to date, there have been four Kai Makani condos sold for a running sale volume of $2,028,250. The average sold price for a unit in 2016 is $507,062, $15k higher compared to the same time last year. A majority of the deals have fallen in the summer months, typically when there is an influx of buyers in the market.

The lowest priced Kai Makani unit to sell this year closed for $478,250, it has awesome ocean views from this second floor, 2 bedroom, 2 bath light filled corner unit, an open kitchen and living room great for entertaining.

The highest priced unit to sell is Villa 41-202 (featured above). So the second highest priced unit to sell closed for $515,000, it is a two bedroom, two bath unit featuring upgraded flooring throughout, an open kitchen with breakfast bar, stainless steel appliances, large master suite with updated bath and is over 1000 sq ft.

Impeccable Kai Makani unit sold last year for a little over $600k unit

At the moment, there are three active Kai Makani Condos For Sale for sale with an average list price of $615,066. The units currently on the market are priced in a higher price point of the Kai Makani market and are valued because of its across the street from the beach location.

The highest priced unit recently came to market at $700k; it is a front row center unit, upstairs with two bedroom, two bath, unobstructed views up and down the coast. It is a spacious residential condo which enjoys vaulted ceilings, central air, solar hot water heating, and a large separate storage unit.

The lowest priced unit was listed in February and is now priced at $549,000; boasting gorgeous Haleakala views from this second floor unit, this two bedroom, two bath condo features an open kitchen with counter seating, a comfortable living area, an extra large lanai that spans both the master bedroom and living area, central AC and is being sold partially furnished.
