Cut Price Spreckelsville: 477 Laulea Place
477 Laulea Place is a true kama’aiana property and is a one of a kind luxury oceanfront estate located in a highly desirable Spreckelsville community on the North Shore of Maui. Located in early Sprecks, a little after Stable Road, the home fronts a more private part of the North Shore as the property is away from the crowded areas of Baldwin beach and the Cove. In my opinion, Sprecks boast and understated upscale feel and the homes are designed to project a subtle elegance, a more humble contrast to Wailea beachfront estates.
The home initially came to market at $7,900,000 back in late October of last year. The first price reduction occurred just after the New Year and the second a few months later just before summer buyers started to arrive. When our clients decided to put in an offer, the property was listed at $3,900,000. Our clients ended up closing after a 5 week escrow for a final sale price of $3,500,000.

North Shore Beachfront Market Update
So far in 2016, there have only been two ocean or beach front units that have sold. North Shore beachfront properties contrast differently from South Maui beachfront property. North Shore properties are a little more windy, rustic, and entail the local lifestyle (fishing, diving, surfing, etc.); whereas South Maui properties are more leisurely and luxurious, although the two home sold this year are certainly Wailea class properties.
477 Laulea (property featured above) and 115 Aleiki (featured below) are more along the lines of North Shore estates in the sense they cater to the waterman lifestyle, carry the kama’aina charm, and are representative the classic North Shore beach house.
