Just Sold: Upscale Remodel Wailea Elua Villa 2502

Brought to market last year in early December, Wailea Elua villa 2502 was listed at $1,850,000. The unit has actually been on and off the market since 2013 and wasn’t able to garner serious intent until now. It’s list price was held firm even after 6 months on the market with no firm activity; however, after close to 7 months on the market, the villa finally went under contract in late May and closed for a final sale price of $1.7 million.

Listed in early July of this month, Wailea Elua villa 207 stands as the lowest priced unit for sale (at time of writing). For being the lowest priced unit, the villa shows really well and has nice upgrades so it feels like its newer and not outdated (like some of the units that come to market on the lower end of the spectrum). The unit was also listed back in late 2014 and early 2015, but could not sell. At a current list price of $1,195,000, the unit could represent a potential investment property or a nice vacation home.

Listed in the mid Jul of 2016, Wailea Elua villa 2306 sits at the top of the market (at the time of writing) with a price tag of $2,300,000. So far in 2016, 3 Wailea Elua condos for sale have been sold; all 3 sales have come in the in the latter half of 2016 with no sales through the first five month of the year. The closings so far have fell in the upper price range of the complex at:

  • $1,570,000: End unit boasts ocean views from both the main living area and the master suite, one of the largest floor plans in all of Wailea Elua, including an expansive lanai, completely remodeled in 2009 with well appointed designer finishes including a gourmet kitchen, travertine flooring, crown moldings, custom tile work & free standing vanities.
  • $1,700,000: villa 2502 featured above
  • $1,780,000: 2 bedroom 2 bathroom second story unit situated on a lush tropical garden, quiet, private and a wrap-around lanai that borders both living and dining areas, and both bedrooms.

At the moment, there are 7 active Wailea Elua units for sale representing an inventory of $12,353,000. The average asking price for a unit is $1,764,714 with more than half of the listings considered to be on the pricier side of the market. Five of the units for sale are over 1000 square feet and units that big in a coveted complex like Wailea Elua will command premium prices.

The highest (villa 2306) and lowest priced (207) villas for sale are both featured above as the newest listings in Wailea Elua.
