Maui Vista Market Update
So far in 2016, there have been 11 Maui Vista units sold for a running sales volume of $3,941,000. The complex is averaging a sold price of $358,272 while the median sold price is $335,000. The sold units are averaging 131 days on the market and are selling at a good pace.
The lowest priced unit to sell sold for $300,000, it was a first floor unit in more or less original condition with 1 bed and 1 bath. It was on the market for about 6 weeks before entering a 3 month escrow. The highest priced unit to sell sold for $490,000, the unit had Wailea quality finishes while being in the coveted 3 building on the fourth floor. The unit is over 800 square feet with two beds and two baths; the unit was remodeled and upgraded with excellent finishes.

Currently, there are 17 Maui Vista condos for sale representing an inventory of $6,457,100; the average list price for a unit is $379,829. The highest priced condo for sale is listed at $535,000, it is the 1st time ever on the market with ocean views 2 bedroom, 2 bath, and is a turn key vacation rental with future bookings. The lowest priced condo for sale is priced at $316,000, it is a lovely fully furnished one bedroom, one bath condo that is bright and has cooling cross breezes, with terracotta tile, nicely renovated bathroom, and strong rental demand.

Initially listed in late January of this year, the unit was listed at $325,000; the last time the unit was sold was back in late 1999 and has not been offered for sale in 17 years until it was put on the market earlier this year.
