Just brought to market late last week, Palms at Wailea Villa 1303 represents a valuable and mid level priced unit in the complex at $725,000. The unit is located on the first floor and has easy access to the pool area as it is less than 50 or so yards from the back lanai. Because the unit is built on a slope, the convenient location to the pool is enviable as some unit owners have to trek up the steep hill to reach the pool area. The unit carries a monthly maintenance fee of $875, but that can be easily offset by potential rental income if the future owners choose to rent out the unit a short term rental vacation basis.

At the moment, there are six active Palms at Wailea listings in the complex representing a sales inventory of $5,455,950. The average list price for a unit in the complex is $909,325, while the median list price is $768,975. The lowest listed unit in the complex is priced at $599,000, it is a smart layout for this one-bedroom floor plan that offers a sleeper sofa in the living room with a private 2nd full bathroom, has the best price and is closest to the beach. The highest priced unit is listed at just under $1.4 million, its been on the market for quite some time now and has not seen a price reduction or any movement on the property, it’s primed for an offer.

This year to date, there have been 4 units sold in the Palms at Wailea compared to the same time last year where 5 units were sold. In 2016, the Palms at Wailea boasts a running sales volume of $2,915,000 while the average sold price for a unit is $728,750. The lowest priced unit for sold was for $660,000, it was completely renovated with one bed/two baths, 1000+ square feet, and a spacious lanai. The highest priced unit sold for $810,000, it was a 2 bedroom 2 bath unit offers a perfect location, quiet yet close to the pool.
