For the past few days, I have been hosting open house at our team listing, penthouse 805 at the Mana Kai Maui. From such a high perch, it is easy to get lost in the captivating, multi island view. As I got to thinking, the romance of the Mana Kai isn’t just the view; there are several aspects to the lifestyle that make it a true gem of a property.
Ocean view like no other
The Mana Kai was built in 1973, prior to modern setback regulations for ocean front property. The positioning of the building allows for ocean views both looking South toward Wailea and North toward Kihei. The proximity to the ocean allows for a short walk from your condo to toes in the sand.

Floor plan with flexibility
The floor plan at the Mana Kai defies the typical 2-bedroom condo by dividing the space into two private suites. The main entrance to the condo takes you to a hall with two doors, one marked “A” and the other “B”. The “A” portion of the property is the larger of the two and faces the South. It has a full kitchen, living space, bedroom and full bathroom. The area marked “B” has a hotel room feel with a mini fridge, microwave and full bathroom. The “B” portion of the condo looks out toward the south. When it comes to rental income, having two private suites allows owners to generate the maximum income for their property and continue collecting rent when they are using one suite.

The Mana Kai is in proximity to two fantastic dining options. The 5 Palms offers breakfast, lunch and dinner options and is conveniently located directly off the lobby of the Mana Kai. Sarentos serves a delicious Italian spread and is open for breakfast and dinner. If you haven’t gotten enough of the sweeping ocean views from your property you won’t have to compromise during your meal. Both locations offer some of the best sunset dining on the island.
Protected Beach
Keawekapu beach embodies all the aspects an owner wants from their local dipping spot. The long stretches of sand make for the perfect morning beach walk. The calm waters allow for easy access from shore to sea and the rocky peninsula on the North end of the beach provides vivid snorkeling. There are few communities that allow you to access world-class beaches, dining and sunsets directly from your condo.
Mana Kai Real Estate Market
The Mana Kai market has seen an impressive amount of activity in the 1st quarter of 2016; three units have been sold for an average price of $1,478,166 (including a listing we got into escrow after just a week) with an avg. Days On Market of 144. The 2016 numbers already drastically outperform the 2015 and 2014 numbers: 2015-3 units sold, avg. sold price of $1,395,333, DOM of 231 and 2014-3 units sold, avg. sold price $1,130,000, DOM 141.

Right now, there are two of three units listed with our team representing the highest and lowest priced listings. The lowest priced listing is now valued at a little over $1.2 million; we JUST REDUCED the list price by $50k, making it a solid investment to prospective buyers.
