Ho’olei Real Estate

As I touched on before, there have been 5 units sold so far in 2015; 4 of which we were involved in and looked to our exclusive Ho’olei database to either procure the listing or reach out to potential buyers. As we begin to round out the rest of the year, five is certainly on the low end and something we are not too pleased about. However, the resort area is really responsive to the tourist seasons and we do expect more activity to pick up as we approach the holiday season and second home residents make their way out to sunny Wailea to escape the cold!

The pool at Ho’olei

The average going rate for a Ho’olei as of now is a little below $2.6 million, that figure is a little lower than what we’ve been seeing for the last few years because of the type of inventory that has been trading hands. Typically a few top row units which usually sell for around $3 million and above have not been moving this year, partially due to a decline in Canadian visitors as they struggle with their currency values and oil prices (article coming soon on that topic). However with recent business trips to Asia and across the US, we are positioned nicely to leverage international markets and are able to call on our contacts in the US.

At the moment there are 6 active listings in the neighborhood representing an average list price of $2,800,666. The lowest priced unit is our listing on the first tier, but during busy season it’s booked completely with rental reservations so this unit represents a good investment. On the high end there’s a top row unit that has been listed for over a year now without any price reductions. The median list price is $2,789,500 suggesting that there isa good amount of top end inventory up for grabs. Generally the higher prices are a reflection of unit’s view and prestige among the community.
