If only we could sell all of our Pukalani listings this fast and have a timely escrow. We listed this property on April 20th and it was in escrow before the end of the month. Twice now in two years, we have listed and entered escrow in less than two weeks with two of our Pukalani listings. Sold for $785,000, the sweet spot right now in Upcountry listings looks like it’s in the $450k-$950k; roughly 70% of all Upcountry residential transactions have fallen in this price point. Purchasing real estate Upcountry does not come cheap, however, the lot sizes tend to be quite generous compared to other Maui markets.

This year to date the Pukalani market has seen a decent amount of transactions compiled with a total of 29 deals completed. However, the five highest priced listings fall on the borderline of the Pukalani district but list like they’re Kula real estate; meaning their value is higher because they fall into this sort no mans’ land of either Pukalani or Kula. It seems weird that there is this grey area between the two districts, but it is an actual thing, I promise! The area I am talking about in particular is Kula 200, it technically is in Pukalani but Kula 200 is the clear weather distinction into Kula. The air starts to get crispier, the view gets better, the grass is cooler (temperature wise) to the touch, and the lots get a lot bigger.

The price range of homes sold in Pukalani is extremely diverse, the MLS shows a range of $395k-$2 million; however, like I said, those numbers are a little skewed due to county district lines. If we were to look at what many would consider Pukalani, then they would more accurately reflect a price range of $395k-$850k. The average sold price for a Pukalani home this year is in a decent price point across Maui at $596,666 with an average days on the market of 99 days. So far there has been just $15,000,000 in total dollar production in Pukalani thus far.
Newer Puk town home on the golf course sold this year for $1.4+ million
Right now, the highest priced listing in Pukalani is on the golf course in traditional Pukalani town; this home in particular is the exception to the rule, historically it is rare to see a true Pukalani town home list for $1.3 million AND sell for that kind of price. I’ve seen this home listed before in a higher price point, then reduced, and it still did not sell. However, that is no knock on the home because it is a really nice piece of property for an interested party. The lowest priced listing is a single family home valued at $475,000 with just under 1300 square feet.
