The tough part about Ho’olei is a lot of our clients that do purchase in here are not from the islands. Many of them have other obligations back on the mainland or abroad to handle once they leave, hence many transactions close after the visiting season (spring, summer, winter) has passed and they’ve had time think over their purchase decision. However, we strongly encourage and prefer our clients to be ready to act fast if they want a property. There are many buyers out there who patiently wait for their ideal property; once its on the market, they swoop in with a handsome cash offer.

This year to date, there has only been three units sold for an average price of $2,440,000. $2.4 is not a bad average sold price, but historically that figure has been closer to $2.6+ million. There is still 6 more months left in the year to compile more transactions, it isn’t uncommon for a Wailea condo market to heat up and make the bulk of its deals in a matter of months. The Ho’olei market is a sweet spot in the Wailea Resort, it’s priced just high enough to keep a certain level of exclusivity but not high enough that turnover is rare. Last year there were a total of seven units sold for an average sold price of just over $2.7 million with 5 of the sold units over the $2.7 mark.

The average list price of villa sits at$2,941,000, in fact 8 of the 9 listings are over $2.7 million. We represent the highest priced listing at $3,495,000, it is a premier unit sitting on the third row with arguably one of the best views in the entire complex. We also happen to represent the lowest priced unit at $2,150,000, it is on the lower tier of the community representing one of the greatest values in the community.
